Windhaven’s 47-year old systems were inefficient and expensive to maintain and operate.

Windhaven’s 47 year old heating system was inefficient and replacement cost for commercial water heaters was high. The association was struggling to reserve infrastructure and prevent assessment increases, and chose DRF’s solution to install new modulating condensing boilers with domestic hot water priority controls as the best value option.

DRF’s design provided Windhaven with an efficient, reliable space heating and domestic hot water system with redundancy to reduce failure and maintenance costs. The association took advantage of additional Nicor Gas rebate offers with installation of in-unit programmable thermostats and one-inch pipe insulation on all hot water piping in the boiler rooms of each of the 16 buildings.

From assessment to design-build, installation and maintenance, DRF provided a complete service. In the first three months of operation, each of the 16 buildings experienced therm savings, with combined total energy savings in excess of 28%. The redundant space heating and domestic hot water system provides security and comfort, while reducing maintenance. At the conclusion of the project, On-Site Property Manager Carole Engstrom explained, “When the boilers and hot water tanks were replaced, this turned over with little interruption to the heat or water. What i thought as going to be ‘Mission Impossible’ became ‘Mission Accomplished’!”
